"How do I get clients?" is one of the most common questions new ALF owners ask, and by the time most people ask it, they're already behind.
Marketing isn't something that starts after the license is approved. It's something that should already be running by then.
Here are the four mistakes that leave beds empty longest.
1. Waiting for the License to Start Marketing
Licensing and marketing don't have to happen one after the other. Every month spent waiting to market until the license is approved is a month of carrying costs with nothing coming in against them.
The building doesn't need residents in it to start building the relationships that will eventually fill it.
2. Marketing to Families Instead of Referrers
Families searching on their own are a small slice of how beds actually get filled. Hospitals, rehab centers, home health agencies, and discharge planners refer people into care far more consistently than a family stumbling onto a website.
A marketing plan aimed only at families is solving for the smaller number.
3. Treating Placement Agencies as the Whole Plan
Placement agencies are one source, not the strategy. Relying on them alone means sharing margin on every referral and having no control over when, or whether, they send someone your way.
The strongest operators build their own direct relationships with referrers, and treat placement agencies as one channel among several.
4. Being Invisible in Your Own County
Referrers choose facilities they know and trust. If nobody at the hospitals, rehab centers, and agencies near your building has met you, you're not in the running when a placement decision gets made.
Visibility is built in person, consistently, long before you need the referral.
What This Costs When It's Missed
A licensed, empty building still has a mortgage, utilities, and insurance due every month. Every month without a referral pipeline is a month of those costs with no revenue to offset them, on top of whatever it cost to get licensed in the first place.
What to Do This Week
- List the hospitals, rehab centers, placement agencies, and home health agencies within a reasonable radius of your property
- Reach out to a handful of them now, even if you're not licensed yet
- Build a simple, repeatable way to stay visible locally: an introduction, materials left behind, and a follow-up that actually happens

Getting clients isn't a step that comes after licensing. It's a relationship-building process that should start the moment you know where your building is, and it's far cheaper to start early than to make up for lost time later.
