Over the years, we've spoken with hundreds of aspiring Assisted Living Facility owners.
One conversation comes up more often than you'd think.
Someone calls excited because they've found the "perfect" property.
They've already negotiated the price.
Sometimes they've even signed the lease.
Then they ask,
"Can you help me get licensed?"
Our first question is almost always the same:
"Have you verified that the property can actually be licensed as an ALF?"
Many people are surprised when we ask that.
Unfortunately, this is one of the most expensive mistakes we see.
Before You Commit to a Property...
Just because a house is beautiful doesn't mean it's suitable for an Assisted Living Facility.
Before you purchase or sign a lease, there are several important factors that need to be evaluated, including whether the property can support your licensing goals and whether it aligns with local zoning and regulatory requirements.
I've seen people invest thousands of dollars into a property only to discover later that it wasn't the right fit for the business they wanted to build.
That's a difficult—and often avoidable—lesson.
Taking the time to do your due diligence before committing to a property can save you significant time, money, and frustration.
It's one of the reasons we always encourage clients to start with planning before making major financial decisions.
Sometimes the best investment you make is the one you don't make.

Think like a business owner before you think like a homeowner.
When you're evaluating a property for an Assisted Living Facility, you're not simply buying a house.
You're evaluating a business location.
The questions become different.
- Will this location support my long-term vision?
- Does it meet my intended capacity goals?
- Will this property position me for future success?
- What challenges should I identify before moving forward?
The right property creates opportunities.
The wrong one can create unnecessary obstacles.
