Lauderdale Lakes: Lauderdale Lakes Development Services places Planning and Zoning, Building Safety, Business Services, and permitting in one department using an online OpenGov process. An ALF property in Lauderdale Lakes should be screened as a coordinated land-use and building project.

Broward Property Rule

Before you spend money, ask the city to identify the exact local application path for an ALF at the proposed capacity. A Certificate of Use, zoning confirmation, group-housing application, change of use, site plan, building permit, or combination of approvals may be required depending on the municipality and property history.

Step 3: Fire Review Is Local, but Broward Adds Countywide Code Layers

Broward County Board of Rules and Appeals administers countywide building and fire code amendment systems, but the authority having jurisdiction may be a municipal fire department or Broward Sheriff Fire Rescue depending on the city. DOH-Broward divides group-care food service into Tier I for 1 to 5 residents, Tier II for 6 to 10 residents, and Tier III for 11 or more residents. Tier III requires a separate food permit.
